Villa Crispinino is perfectly positioned for anyone hoping to visit Tuscany’s famous sites. About 20 km from the property, in the town of Arezzo, you can catch a train to destinations such as Rome, Florence, Orvieto and Siena.
Access to the property is via a dirt road (in great condition).
Distances: The nearby town of Civitella (4 km) can offer you food shops while Battifolle (10 km) can offer a large selection of shops. Arezzo lies 20 km away and slightly further afield are the cities of Siena (50 km), Florence (80 km), Assisi and Perugia (90 km).

The villa is divided into three independent flats, in one of which on the ground floor there is a double bedroom with a bathroom suitable for persons with disabilities. The structure was born from the recovery of old farm outbuildings close to the main house where the owners live, who will be, albeit in a discreet manner, a point of reference for all your needs.
The owners, thanks to careful renovation using traditional materials such as wood, terracotta and stone and comfortable furnishings, have ensured that the villa is perfect for spending a comfortable and restful holiday.
Villa Le Balze overlooks on one side a wooden porch, equipped with table and chairs and perfect for your dinners and evenings in company, and the lush garden where you will have a barbecue and a table tennis. On the other side, the house overlooks the swimming pool area (size 6x12 m, depth 1.40 m - open from 10 May to 15 September), which is completely fenced off and for the exclusive use of guests.
At Agriturismo Le Balze you can taste and purchase excellent wine and extra-virgin olive oil, vegetables, fruit, and all the products of the farm. In addition, on the ground floor of the house where the owners live you will find a small restaurant (maximum 25 seats), open both to the public and to guests of the villa. Here, in the small, pretty towns, you can spend an evening out for dinner or organise an aperitif with friends.

The property is divided into three apartments resulting from the restoration of old farm outbuildings close to the main house where the owners live. Traditional materials such as wood, terracotta and stone were used in the renovation carried out to maintain the building's rural and peasant origins. All the apartments overlook a wooden porch on one side, where you will have your own private space equipped with table and chairs to spend the cool summer evenings at dinner or with your family or friends. 
In the large, green garden you will have a practical barbecue and a table tennis. The swimming pool in common use is located at the back of the building (size 6x12 m, depth 1.40 m - open from 10 May to 15 September) and is completely fenced. Laundry and ironing facilities in a common room.

At Agriturismo Le Balze you can taste and buy excellent wine and extra-virgin olive oil, vegetables, fruit, and all the farm's products. Palazzolo Alto is a beautiful villa on the edge of the tiny village of Palazzuolo, located in the area north of Monte San Savino. It has always been the natural border between the provinces of Arezzo and Siena, two of the most important cities in Tuscany, equidistant from the villa and easily reachable in about 30 minutes driving. Moreover, if you like cycling or if you love motorbikes, the road between Monte San Savino and Siena offers beautiful views and breathtaking landscapes.
In Palazzolo Alto you will find a large, panoramic garden. On hot summer days you can relax on the sun terrace of the private swimming pool (size 6x12 m, depth 1.00-1.40 m, completely fenced - open from 17 May to 30th September) and enjoy a refreshing dip. The barbecue in front of the large porch is great for delicious meals with your family or friends, or if you prefer you can enjoy a good Tuscan dinner cooked by one of our chefs. The villa is spacious and well furnished with local antiques.

Set among green hills and fertile cultivated fields, not far from Monte San Savino, Casa Antica is a stone farmhouse immersed in the enchanting scenery of the Tuscan countryside. Monte San Savino is an ancient village that still retains its architectural features. The town walls and the numerous medieval and renaissance buildings make it a place full of charm and equipped at the same time with shops, typical restaurants and modern services of all kinds. Villa Gioiosa is an old stone house that once belonged to the nearby Benedictine monastery and was used by the monks as a chestnut dryer, of which the surrounding woods are rich. Today the house has been completely restored, maintaining the characteristics of the old Tuscan farmhouse, both in the architectural features and in the furnishings, enriched with local antiques.
A few kilometres away is the village of Monte San Savino, famous for its ceramics and its beautiful alleyways and buildings, offering shops, supermarkets, restaurants and services of all kinds.
In the large garden adorned with medicinal plants, flowers and olive trees, there is on one side a beautiful swimming pool with a Roman staircase (size m. 5 x 10, depth m. 1.50 - open from 01st May to 30th September), and on the other a large barbecue and wood-burning oven in a beautiful wooden gazebo furnished with table and chairs, where you can spend enjoyable evenings in the company of family and friends. In the garden there are many relaxing corners where you will be spoilt for choice, whether reading a book under the porch, sunbathing by the pool or taking long, relaxing walks through the woods and cultivated fields within the property, which extends over several hectares.
